- The Recast Option: This is an incredible, low-stress strategy. You put a smaller amount down on your new home purchase now (e.g., 5%). Then, after your current home officially sells, you apply a lump sum of your net proceeds toward the principal of the new loan. The lender recalculates (recasts) your mortgage based on the lower balance, slashing your monthly payment without forcing you to refinance.
- The HELOC Strategy: Tapping into your current home’s built-in equity via a temporary Home Equity Line of Credit to draw out your down payment cash for the next purchase before you sell.

If the numbers show we must sell your current home quickly to unlock the funds for your next purchase, we cannot guess at the market. We need to price it aggressively and execute flawlessly.
📝 Your Pre-Listing Homework:
The Improvement Log: Prepare a complete list of all functional upgrades, major repairs, and cosmetic improvements you've made to the property over the last 5 years.
- The Debt Baseline: Pull your most recent mortgage statement to find your exact, current payoff balance.
💵 Designing Your Net Sheet
During our strategy consultation, I will prepare a comprehensive Seller's Net Sheet. This document itemizes all anticipated fees, prorated taxes, and closing costs so you know precisely what cash you will walk away with. This net number defines the realistic, safe budget for your upcoming purchase.

If you absolutely must sell your existing home in order to afford the next one, you will have to include a contingency clause when we submit an offer on a new property.

- Most modern home sellers will not accept a contingent offer unless your current home is already actively listed on the market—and many will reject it outright unless you are already fully under contract with a buyer.
- Properties that are "hot," brand-new to the market, or located in highly desirable pockets of Wendell or surrounding areas rarely accept buyer contingencies at all.

Sometimes, the absolute best strategic move is to list your current home first, sell it quickly, and plan a temporary transition stay with local family or in a short-term rental.
By separating the transactions, you instantly transform into a cash-heavy, non-contingent buyer. This positions you as an elite buyer and gives you immense negotiating leverage when we make an offer on your next home.
🗓️ Bonus Tip: The Payment Buffer
One of the biggest anxieties buyers face is the fear of immediately double-paying two separate mortgages in the same month. Don't panic.
Mortgage payments are universally paid in arrears (meaning you pay for the time after you live there, not before).
How the Buffer Works: If we close on your brand-new home on July 15th, your very first new mortgage payment will typically not be due until September 1st. This automatic gap provides an incredibly helpful financial buffer for your moving budget during the physical transition!
